Your next move in the country

Rural homes and land across five South Texas counties, priced and marketed as one property by James Peterson ALC and Barbara Peterson.

Why this works

Marketing is the part most agents skip

Listing a home puts it on the MLS and waits for someone else to bring a buyer. That is where most of the business stops. The homes that sell for more are the ones that get shown to the right people, in the right places, before the sign ever goes up.

How buyers actually find you

Relevancy, recency, proximity

Three things decide whether marketing reaches the person who is actually ready to move. Every page on this site is built to hit all three at once, which is why there is a page for each neighborhood and each situation instead of one page trying to cover everything.

Relevancy
Written for one situation at a time. A first-time buyer and someone settling a parent's estate are not the same person and should not read the same page.
Recency
Kept current. Market conditions from eighteen months ago are not information, they are decoration.
Proximity
Specific to the street, not the county. Wilson County, Atascosa County, Gonzales County, Guadalupe County and the neighborhoods inside them.

How we sell

The Whole Property Method

A buyer looks at the land, the home and the improvements as one property. So we price it and market it that way. Four steps, on every property we take.

  1. Price the whole property

We walk it with you, in the RTV when it calls for it, before we talk price. Then you get the number the market supports and the reasoning behind it.

  2. Prepare it and show it

The property gets ready before anybody sees it. Then photography, a virtual tour, and drone and on-site video, flown by the licensed pilot who priced it.

  3. Put it where rural buyers look

Social media, 6 by 12 postcards, 4 by 8 signs on large parcels, the Land Broker Co-op, the RLI land network, both of our websites and the MLS.

  4. Hold the deal together

Inspections, survey, appraisal and closing details are where rural deals fall apart. We stay on them until you close.

How we help you buy

What you plan to do with a property decides what you should even be looking at. So that is where we start, before we show you anything.

  1. Get ready to buy

Talk to a lender early, and sign your buyer representation agreement with us before we tour, so you can move when the right property shows up.

  2. Start with intended use

A place that works for horses does not always work for building. We start with what you plan to do there.

  3. See what photos can't show

Access, water, fencing, restrictions, terrain, usable acreage and what it costs to own. We walk it with you.

  4. Contract to closing

The option period, inspections, survey and financing, handled with you through the title company to closing.

Where we work

The country we know inside out

Who we are

Texas Ranch & Home is James Peterson ALC and Barbara Peterson, a husband and wife team of real estate brokers. We own the United Country Real Estate franchise in Floresville, and our office sits on our ranch on State Highway 97, just outside town.

We've sold rural homes and land together for 30 years, roughly 2,000 properties. James Peterson ALC and Barbara Peterson work every property together: homes in town, in subdivisions and in the small communities around Floresville, homes on acreage, vacant land, farms, ranches and hunting land. Farm, ranch and acreage listings carry the UC Ranch Properties name.

Most of what sells out here is some of both: a house, a shop, a barn, a fence line and the acres around them. That's why it helps to work with people who know the land and the home.

Where we work

We work five counties southeast and south of San Antonio: Wilson County, Atascosa County, Gonzales County, Guadalupe County and Karnes County. Wilson County is home. Our ranch and our office are there.

This part of Texas doesn't divide into neighborhoods the way a city does. It divides by county, by road, by acreage and by what a property is for. A buyer asking about ten acres off a county road near Stockdale is asking a different question than a buyer looking at a house in town in Floresville or La Vernia. We answer both.

How we market rural property

A rural property has two audiences. One is the homebuyer searching the usual real estate sites. The other is the land buyer, who may be three states away, searching land platforms and calling land brokers. Most listings only reach the first group.

Your property reaches both. It goes on the MLS, and it also goes to the Land Broker Co-op and the RLI land network, onto both of our websites, and out through social media and postcards. On large parcels it gets a 4 by 8 sign that you can read from a county road.

The photos and video are part of the pricing, not an afterthought. James is a licensed drone pilot, so the aerial video on your listing is flown by one of the two people who priced your property. It shows what a land buyer looks for first: the boundaries, the access, the water and the tree lines. Here's the whole method, step by step.

What our clients say

We have 38 Google reviews with a 5.0 star average. Two of them say more than we could:

Sierra Glenn sold 15 acres with us in April 2026: "Our 15 acre property sold in 11 days! And that quick sale was all due to their hard work. They took photos, a drone video, made social media videos, sent out real estate Eflyers that reached thousands in 24 hours."

Edith Gomez bought 10 acres in Atascosa County in June 2024: "As first time land owners, we didn't know what we needed to watch out for (such as soil type, restrictions, etc.), so being able to ask him questions and getting his input was invaluable."

Not every property sells in 11 days, and we won't promise you that yours will. We will tell you what the market supports and why.
