Jourdanton Real Estate: Homes in Town, Acreage Past the City Limits
A town in Atascosa County, with rural homes and acreage in the surrounding brush country.
Jourdanton, in Atascosa County
Jourdanton real estate is small-town Atascosa County. You find homes on town lots and rural homes on a few acres, plus land that runs out into pasture and brush. The town has its own school district, Jourdanton ISD. It sits in a county that US-281 and IH-37 connect to San Antonio's south side.
A buyer who calls about Jourdanton usually wants one of two things. A home in town with the services a town brings. Or a rural home or tract close enough to town to make the drive for groceries and school practical, with room around it.
A town home and a rural home near Jourdanton ask different questions. A house on a town lot is mostly a house question. A house on five acres a few miles out is a house question and a land question at the same time. The second kind is where most rural sales around here go wrong.

How we handle Jourdanton property
We're James Peterson ALC and Barbara Peterson, the brokers who own the United Country Real Estate franchise in Floresville, operating as Texas Ranch & Home. Atascosa County is one of the five South Texas counties we work. We've sold rural homes and land together for 30 years, roughly 2,000 properties.
Homes in and around Jourdanton go to Barbara. She leads our residential sales in town, in subdivisions and in the small communities. She also handles VA and Texas Veterans Land Board purchases, and she holds designations in negotiation, staging and probate.
Acreage, pasture and hunting tracts outside town go to James. He's an Accredited Land Consultant and a licensed drone pilot. The person who prices a Jourdanton-area tract is also the person who flies it for the listing video. When a property is both a house and real acreage, we both work it.
In town or out past the city limits
The first question on any Jourdanton property is where it sits relative to the city limits. Inside, city rules and city services generally apply. Outside, most rural Texas land has no county-wide zoning, and the limits on what you can do come from deed restrictions instead.
A home on a town lot is usually on public water and sewer. A rural home outside town usually runs on a private water well and a septic system. Neither is a problem, and plenty of homeowners live with a well and septic for decades. Both need their own inspection. The well needs a yield test and a water quality test before you close.
Deed restrictions matter more than buyers expect. They can limit livestock, outbuildings, manufactured homes or how many homes go on a tract. They follow the land, not the seller, so we pull them before you fall for a place. Our article on deed restrictions and zoning in Texas explains the difference.
What property around Jourdanton involves
Atascosa County is agricultural. Improved pasture and rural residential acreage show up near Pleasanton, and mesquite and native brush take over in the southern part of the county. A tract a few miles out of Jourdanton can carry cattle, a hay field or a deer stand. Sometimes it carries all three.
Minerals come up on Jourdanton-area property more than a city buyer expects. Atascosa County sits in the Eagle Ford Shale, and mineral rights here are frequently severed from the surface. A home on acreage can come with an active oil and gas lease or a pipeline easement. A surface use agreement can decide where a barn can go.
Ag valuation is the other one. Qualifying agricultural land is taxed on its productivity value rather than market value, and that can change the annual tax bill a lot. Whether a Jourdanton-area tract has it, and what it takes to keep it, is a question for before the contract.
Pricing a Jourdanton property
Sellers near Jourdanton usually hold several numbers that don't agree. The appraisal district value exists to set taxes. An online estimate can't see a fence line or a well. The price somebody got per acre down the road doesn't transfer to a tract with different water, access and improvements.
We price the land, the home and the improvements separately and together, after we've walked the place. You get the number the market supports and the reasoning behind it. See how we price the whole property.

Frequently Asked Questions
Which school district serves Jourdanton?
Jourdanton ISD serves the town. Rural district lines don't always match a mailing address, so a property a few miles outside Jourdanton could fall in another district, such as Pleasanton ISD or Charlotte ISD. Confirm the district for the exact address with the district itself before you write an offer.
Do homes outside Jourdanton have city water and sewer?
Usually not. Rural homes outside a town's city limits typically run on a private water well and a septic system. That is normal in South Texas. It does mean a well yield test, a water quality test and a septic inspection belong in your due diligence, alongside the regular home inspection.
Can I keep horses or cattle on a property near Jourdanton?
It depends on where the property sits and what the deed says. Inside city limits, city rules apply. Outside them, most rural Texas land has no county zoning, so the real limits come from deed restrictions. Some tracts allow livestock freely and some don't. We pull the restrictions on any property before you commit to it.
