The county line is close to home for us. Nixon sits in the southeastern corner of Wilson County, right on the Wilson-Gonzales County line. Our office is on our ranch outside Floresville. Towns, roads and the county line in Gonzales County
The town of Gonzales. The town of Gonzales is inside Gonzales County, and in-town property works differently from acreage out on a county road. City utilities, city rules and lot sizes change the questions a buyer asks. We cover that on our page for buying and selling in the town of Gonzales.
The Nixon side. Nixon sits on the line between Wilson and Gonzales Counties. The Nixon-Smiley CISD serves the Nixon community at the eastern edge of Wilson County and reaches into Gonzales County. On a property near that line, we confirm which county it is in and which school district covers it before anyone makes plans around either one. Most rural property around Nixon relies on a well and a septic system rather than city water and sewer.
The IH-10 side. Interstate 10 runs east from San Antonio toward Seguin and Gonzales County. In our own market writing, we've described acreage along that corridor as having more varied terrain than the brush country to the south. Buyers there look at post oak, sandy soils and creek bottoms. We've also noted buyers from the Austin area pushing west into that corridor. A Gonzales County seller should make sure those buyers can find the listing.
The roads themselves. On rural property, the road matters as much as the dirt. We check whether the road to a property is county-maintained or private, and whether the property has legal access to it. A gate on a road is not the same thing as a legal right to use the road.
What sells in Gonzales County, and what each one needs
Most of what changes hands in Gonzales County falls into a few types. Each one needs a different kind of attention from the broker handling it.

Across all of them, one thing holds. Rural property doesn't price like a subdivision lot, and a price per acre from four miles away rarely transfers to the property in front of you. Access, water, improvements and usable acreage differ on every place. The number has to come from the place itself.
Questions to settle on any Gonzales County property

- Access. Is there legal access to a public road, or only a path everyone has used for years?
- Water. Is there a working well, a stock tank or a creek, and what do the records show?
- Agricultural valuation. Does the land carry it now, and what will it take to keep it after the sale?
- Minerals. In Texas, mineral rights can be severed from the surface, so a sale may convey the surface only.
- Boundaries. Does the fence sit on the surveyed line, and when was the property last surveyed?
