VA and Texas Veterans Land Board buyers in Gonzales County
If you're a VA or Texas Veterans Land Board buyer in Gonzales County, you're buying with a program that has its own rules on top of the property's. Rural homes and land add a layer most programs don't see every day. Wells, septic systems, private roads and acreage all bring questions. That's where these purchases tend to stall.
Barbara Peterson leads VA and Texas Veterans Land Board purchases for our team at Texas Ranch & Home. She's a real estate broker. She's also a U.S. Army veteran who separated as a Major after over 14 years of service. That's her service history, not a real estate credential. What it gives her is a working understanding of military moves, paperwork and deadlines.

Two programs that people often confuse
A VA loan and the Texas Veterans Land Board are separate things, and buyers mix them up all the time.
A VA loan is a home loan guaranteed through the U.S. Department of Veterans Affairs and made by a private lender. Most VA buyers out here use one to buy a rural home.
The Texas Veterans Land Board is a state program with its own loan options for Texas veterans, including options for buying land.
Eligibility and limits belong to the lender and the program. So do rates and terms, and all of them change. We don't quote them, and we don't guarantee approval. The right sources are the program itself and a lender who works with it regularly. We aren't affiliated with or endorsed by the VA, the Texas Veterans Land Board or any branch of the military. What Barbara does is make sure the property you choose can get through the process.
Get the order right before you tour
The buyers who have the smoothest time on these loans do things in a particular order. Barbara walks you through it before you look at a single property.
- Talk to the program and a lender first. Find out which program fits your plans and what the lender will need.
- Get pre-approved, not pre-qualified. A pre-qualification is an estimate. A pre-approval means a lender has reviewed your finances, and sellers take it more seriously.
- Decide what the property is for. A home on a town lot, a house on a few acres and raw land for a future homesite lead to different programs and different checks.
- Then tour. With your budget and your program settled, every showing is a property that can actually close.
Skipping ahead is how buyers fall for a property the program won't finance. Getting the order right protects your time and your offer.
Where a rural VA or Land Board purchase stalls, and how we head it off
Most delays on these loans come from the property side, not the buyer's paperwork. On a Gonzales County property, Barbara watches for the usual trouble spots:
- Water and septic. A home on a private well and septic system will need those checked. A failed test late in the contract costs time you may not have.
- Access. A property on a private road needs a clear, recorded right to use it.
- Survey and boundaries. Fences that don't match the legal line raise questions for the lender and the title company.
- Condition. Repairs a program may require have to be settled with the seller early, not in the last week.
Shannon Sims bought with Texas Veterans Land Board financing through us in July 2023: "Despite significant issues with TVLB Barbara and James went above and beyond to make this a reality for us." Issues do come up. The work is catching them early and keeping everyone moving.
Local context for veteran buyers in Gonzales County
Gonzales County property ranges from homes in the town of Gonzales to acreage out on county roads. Near the Wilson County line at Nixon, most rural homes rely on wells and septic. That's common, and it's a reason to plan the inspections early on a VA or Land Board purchase. On land, James Peterson ALC works with Barbara on access, survey and usable acreage. Our Gonzales County page covers the county as a whole.
Some sellers bought their home with a VA loan, and in some cases a buyer can assume that loan. Whether it's possible, and what it would take, is a question for the lender. Our guide to VA loan assumption in Texas explains how it generally works. If you're also looking across the county line, see VA and Land Board buyers in Wilson County.

Frequently Asked Questions
Can I use a VA loan on a rural home in Gonzales County?
Many VA buyers use a VA loan on rural homes, including homes on a well and septic system. Whether a specific property works depends on the lender and the program's requirements, which we don't quote or guarantee. Barbara makes sure the property questions get handled early, from water and septic to access and condition, so the property doesn't hold up the loan.
What's the difference between a VA loan and the Texas Veterans Land Board?
A VA loan is a home loan guaranteed through the U.S. Department of Veterans Affairs and made by a private lender. The Texas Veterans Land Board is a separate state program with its own loan options for Texas veterans, including for land. Check eligibility and terms with the program and a lender, since both change.
Are you affiliated with the VA or the Land Board?
No. We're real estate brokers, not a government office. We aren't affiliated with or endorsed by the VA, the Texas Veterans Land Board or any branch of the military. Barbara Peterson is a U.S. Army veteran with working knowledge of both programs. She helps the property side of your purchase line up with what your lender needs.
