Seguin is a Guadalupe County town east of San Antonio, out along IH-10. If you're looking at rural homes and land in Seguin, you're usually weighing one of two very different purchases. Inside city limits, a property falls under the city's rules, and most Texas cities zone their land. A home in a subdivision may also carry deed restrictions on top of that.

In the extraterritorial jurisdiction, or ETJ, a property sits outside the city but within a ring where Texas law gives the city limited authority. The size of that ring depends on the city's population. The biggest practical effect is on dividing land: platting and subdivision inside an ETJ go through the city, not only the county.
