Holding cost. Property taxes on rural land depend heavily on whether agricultural appraisal applies. Ag appraisal values land on productivity, not market value, and it only continues while qualifying use continues. Know who will run that use and what it costs.

Exit options. If your plan is to split a tract later, check platting rules first. Texas Local Government Code Section 232.001 can require a plat when land outside a city is divided, even by deed. Near a city, the ETJ can put the city in charge of that plat.
Access, water and flood zone. They limit what any future buyer can do with the land, which makes them investment questions.
Who buys it next. A tract with paved road frontage, a clear homesite and no access questions appeals to more buyers than one that needs explaining. On a corridor with buyers coming from San Antonio and the Austin side, that wider appeal matters on the exit.
1031 exchanges into Guadalupe County land
Some investors come to this part of Texas through a 1031 exchange, selling appreciated investment property elsewhere and reinvesting in South Texas land. Farm and ranch land, investment land and rental property generally qualify, and for real estate the like-kind rule is broad. Your primary residence generally does not.
The deadlines are strict. After you close on the property you're selling, you have 45 calendar days to identify replacement properties in writing to your qualified intermediary, and 180 calendar days to close. The 180 days run at the same time as the 45, not after them. Miss either one and the gain is taxable.
