Karnes City Rural Homes and Land, In Town and Out

A town in Karnes County, with homes in town and ranch land in the Eagle Ford country around it.

Karnes City, down US-87 from San Antonio

One road into Karnes City from San Antonio is US-87. It runs southeast out of the city, through La Vernia, and on toward Stockdale and Karnes City. The drive crosses Wilson County, our home county, before it reaches Karnes County.

We're James Peterson ALC and Barbara Peterson, brokers and owners of Texas Ranch & Home, the United Country Real Estate franchise in Floresville. Karnes City sits in Karnes County, one of the five South Texas counties where we've sold rural homes and land for 30 years.

People searching for Karnes City neighborhoods usually want two answers: what kind of property is there, and what will it cost to own. We don't sort the area into named neighborhoods, and we won't make names up to fill a page. Rural property out here sorts by road, by acreage, and by what the property is for. That's how buyers decide, so that's how we price.

Inside town or outside it: the first question on any Karnes City property

A house on a lot in town and a house on ten acres a few miles out are different kinds of property. The questions a buyer asks change the moment the property crosses the city limit, and the price has to account for every one of them.

  • Water. A home may be on city water or on a private well. A well needs its own inspection and a yield test, not a glance at the pump house.
  • Wastewater. City sewer, or a septic system that needs to be inspected before closing.
  • Rules. City rules may apply in town. Out in the county, recorded deed restrictions may be the main thing governing what you can build or keep. Deed restrictions and zoning are not the same thing.
  • Animals and outbuildings. What's allowed depends on those rules and restrictions, not on what the place next door is doing.

Neither kind of property is better. They're different, which is why one list price can be right for a house in town and wrong for the house on acreage down the road.

How we work Karnes City

Barbara Peterson leads homes, including homes in town and in the small communities around it. She's certified in probate transactions and holds designations in negotiation, staging and probate. She served over 14 years in the U.S. Army and separated as a Major, and she knows VA loans and the Texas Veterans Land Board program from the inside.

James Peterson ALC leads the acreage outside town under the UC Ranch Properties name: land, farms, ranches and hunting tracts. He's an Accredited Land Consultant and certified to conduct broker price opinions, the written valuations lenders ask for when they need a number they can defend. Plenty of Karnes City properties are both a house and land, and on those we work together.

On a home sale, the work starts before anybody sees the place. We walk it with you and decide what gets fixed, cleaned up or left alone. Then it gets photographed, toured and filmed. See how we prepare and show a property.

Speed isn't the goal. A clean closing is, and sometimes both happen. Claudine Crews sold her home with us in February 2026: "I can't believe how fast we sold our home! From first phone call to closing was less than four weeks. They made everything easy and with the least amount of stress possible."

Where your Karnes City property fits

Karnes City has no specialty pages of its own, because the method doesn't change at the city limit. The situation does. Start with the one that sounds like yours:

Inheriting a house, selling during a divorce, or selling because of military orders each bring their own paperwork and their own timeline. Barbara handles all three, and each has its own Karnes County page in the list below.

Why a San Antonio price doesn't carry to Karnes City

Karnes City is close enough to San Antonio that city agents drive down for listings. It's far enough out that city pricing logic doesn't work on the property. A home priced off city comps, or off a sale a few miles away with different water and different acreage, is how a listing ends up sitting.

Sellers usually arrive holding three or four numbers. There's an online estimate, the appraisal district value, and what somebody down the road supposedly got. The appraisal district number is not a pricing strategy. It exists to set your taxes. An online estimate can't see whether the septic system works or whether the lot floods.

Before we talk price, we look at the whole property. Then you get the number the market supports and the reasoning behind it, at the kitchen table, before the listing goes live.

One more Karnes County habit worth keeping, even on a house in town: read the deed for what it says about minerals. Karnes County is tied to Eagle Ford Shale activity, and a buyer's title company will ask.

Frequently Asked Questions

Is a Karnes City home priced like a San Antonio home?

No, and pricing it that way is one of the reasons listings sit. Buyers compare a Karnes City home with other rural and small-town property, weighing the water source, the lot or acreage, and the condition of the house. We price from what the market here supports, and we show you the reasoning behind the number before the listing goes live.

Do homes around Karnes City have wells and septic systems?

Some do and some don't. A home in town may be connected to city water and sewer. Outside town, private wells and septic systems are common on rural property. Find out which applies before you write an offer, and budget to inspect whichever systems the home uses. A well should get a yield test, not only a water sample.

Who do I call about a home versus land outside town?

Barbara Peterson leads homes, including homes in town and in small communities, at (210) 540-6487. James Peterson ALC leads land, acreage, farms and ranches at (210) 740-1295. Many properties around Karnes City are both a house and land. On those, we work the property together, because the land and the home get priced as one.

Can I see a Karnes City listing before I make the drive?

On the listings we market, usually yes. They carry professional photos, a virtual tour of the house, drone video flown by James and on-site video that walks the property. If you're buying and the listing is someone else's, we'll tell you what the photos can't show, such as access, water and restrictions, before you spend the afternoon on US-87.
