A free early warning from the Wilson County Clerk
If someone records a document against your property in Wilson County, you'd want to know about it right away. Now there's a free way to find out. Barbara Peterson of Texas Ranch & Home explains it in the short video below.
The Wilson County Clerk and GovOS offer a free service called Property Alert. Once you sign up, you get an email any time your personal name or your business name is used in a real property filing in Wilson County.
What property fraud is
The County Clerk describes real property fraud as someone recording documents against your property for financial gain, or to take over ownership without your knowledge. The Clerk calls it a fast-growing crime, as damaging as identity theft, with the added risk of losing your property.
What the alert does, and what it doesn't
The alert watches the county's property records for your name and emails you when a document is recorded. That gives you an early warning, so you can act quickly if a filing isn't yours.
The county is clear that it won't prevent fraud by itself. It tells you something happened. If you get an alert you don't recognize, call the Wilson County Clerk's office, and talk to a real estate attorney about your next step.
How to sign up
Go to wilson.tx.publicsearch.us/property-alert and create an alert with your name, and with your business name if you hold property in an LLC or other entity. It's free.
The County Clerk's office is in the Wilson County Courthouse, 1420 3rd Street, Floresville, and you can reach the courthouse at (830) 393-7300.
