Floresville real estate runs on three kinds of property: homes in town, homes at the edge of the city limits, and land out in the country. Floresville is the county seat of Wilson County, roughly 25 to 30 miles southeast of San Antonio on US-181. It has its own identity, its own school district and its own pace.

The town dates back to the 1860s and is named for Don Francisco Flores, one of the area's early settlers. The Wilson County Courthouse downtown was built in 1884. The Arcadia Theater, a historic movie house, opened in 1928.

Floresville has more everyday services than anywhere else in Wilson County. It has grocery stores, pharmacies, local restaurants and medical offices. For specialty care, big-box shopping or a wider choice of restaurants, most people here drive toward San Antonio.

Outdoor space is part of daily life in and around town. Pecan Park has playgrounds, trails and picnic areas. River Bend Golf Course is an 18-hole course along the river, and the Floresville Hike and Bike Trail runs through town. Every October the Floresville Peanut Festival fills the streets.

Floresville doesn't have a list of named neighborhoods that locals shop by. Buyers here sort the town into three rings, and each one comes with its own questions.

In town

Homes inside the city limits put you close to schools, grocery stores and restaurants. Lots are smaller, maintenance is lighter, and the commute out US-181 starts closer to the highway. In-town internet is generally more reliable than on the rural edges of the county.

At the edge of the city limits

New construction is active on the outskirts of Floresville, where many lots run from half an acre to about two acres. Some of those neighborhoods carry deed restrictions or an association, so read the restrictions before you plan a shop or a fence.

Land marketed as sitting right outside Floresville often sits inside the city's extraterritorial jurisdiction, or ETJ. You don't pay city taxes there, and the city doesn't zone it. Out on acreage

Past the ETJ, Floresville real estate turns into ranchettes and pasture, farms and river property. Many of these places have no association at all. River frontage near Floresville can have portions in the 100-year floodplain, so we pull the flood map before a buyer gets attached to a homesite. Wells and septic systems are standard out here, and so are questions about ag valuation.

Floresville sits in every price band. Small in-town homes and newer homes on the edge of town sell here. So do homes on a few acres, working farms and larger ranches, all within a short drive of the courthouse.

Getting around from Floresville

US-181 is the main road from Floresville into San Antonio. State Highway 97 runs out of town toward Pleasanton and toward Stockdale, and Poth sits roughly 10 miles south on US-181.

Floresville works best for commutes to San Antonio's south side, including Lackland. A drive to the northwest side or the medical center takes a lot longer. Drive the route at rush hour before you buy on the strength of a map estimate.
