La Vernia homes and land, where US-87 meets the country
A Wilson County town northwest of Floresville, with homes in town and acreage around it.
Living in La Vernia
La Vernia homes and land sit in northern Wilson County, at the junction of US-87 and FM 775. The town is roughly 25 to 30 miles southeast of downtown San Antonio. It's the first Wilson County town you reach on US-87 heading out of the city.
The City of La Vernia reports that Highway 87 runs through downtown. It also notes that San Antonio, Seguin, San Marcos and Floresville are all within a reasonable drive. The city also reports that its 12-mile trade area grew from 40,257 people in 2010 to 53,223 in 2022.
La Vernia keeps a strong local identity even with the city that close. The school mascot is the Hawks, and Friday night football is a town event. La Vernia also runs an annual cattle drive through town.
Buyers often ask about La Vernia ISD by name before they ask about the house. District lines don't always follow the name on the mailbox, so we confirm the district for the specific address before a buyer counts on it.

How we work La Vernia
James Peterson ALC and Barbara Peterson own the United Country Real Estate franchise in Floresville, and we work as Texas Ranch & Home. La Vernia is a short drive north of Floresville, and it's the most competitive residential market in our home county.
Barbara leads La Vernia homes, from Woodbridge Farms to a three bedroom on five acres off a county road. She prices a La Vernia home against closed sales from La Vernia ISD territory. A comp set that blends in sales from other Wilson County districts can misprice a La Vernia home.
James leads La Vernia land, and that means tracts from ten acres to several hundred. A buyer looking at fifty acres near La Vernia is usually buying a plan: a homesite, grazing, a weekend place or something to hold. James works out which buyer the land fits, then flies the drone and builds the marketing for that buyer.
The marketing reaches past the MLS. Sierra Glenn sold 15 acres with us in April 2026: "Our 15 acre property sold in 11 days! And that quick sale was all due to their hard work. They took photos, a drone video, made social media videos, sent out real estate Eflyers that reached thousands in 24 hours." That was one property, and we won't promise the same timeline on yours. See where we put a property so rural buyers find it.
La Vernia communities and the land around them
La Vernia has more named communities than most of Wilson County, and they differ a lot from each other. Here's how they break down.
Woodbridge Farms
Woodbridge Farms is a gated community with a park, walking trails, a pond and a splash pad. It has curbed streets, sidewalks and building restrictions, and it has a homeowner association. Lots are residential in scale, and livestock rules follow the restrictions. Buyers find both resale homes and lots for custom building there. Our Woodbridge Farms buyer's guide covers what to check before an offer.
Shannon Ridge, Triple R Ranch Estates, Heritage Woods and Las Palomas
Shannon Ridge offers larger acreage lots with live oaks and less community infrastructure. Triple R Ranch Estates has a smaller, more rural setting. Heritage Woods is newer construction on wooded one-acre lots with public water and fiber internet. Las Palomas Country Club Estates sits at the upper end of the La Vernia price range.
Rural La Vernia
Past the subdivisions, La Vernia turns into homes on two to five acres and rural estates from ten to fifty acres. Beyond those sit larger tracts. The area sits at the northern edge of Wilson County's ranch and farm country. Some lots come with deed restrictions and some don't, so we read the recorded restrictions on every one.
La Vernia property types and what to check
Homes on small acreage are the most requested property type around La Vernia. A three or four bedroom home on a few acres gives a buyer room for animals, a shop or a garden without taking on a working ranch.
New construction is active in and around La Vernia, and most new subdivision lots are measured in fractions of an acre up to a couple of acres. A buyer who wants ten acres and a new house is usually looking at buying land and building.
La Vernia land carries the same rural questions as the rest of the county. Many properties run on a private well and septic, and some carry agricultural valuation that a new owner has to maintain. Parts of Wilson County sit in FEMA-mapped floodplain. We check each of these on the specific property before an option period runs out.
For owners of larger tracts, pricing by the acre from a neighbor's sale is where La Vernia land sales go wrong. Fifty acres with paved frontage, a pond and good fencing is a different property from fifty acres of heavy brush behind an easement. Read how to sell 50 acres or more in La Vernia for the full checklist.
Getting around from La Vernia
US-87 is La Vernia's main road to San Antonio. It gives the town direct access to the east and south sides of the city. FM 775 runs through town as well, and Floresville is a short drive south.
La Vernia's position in the north of the county makes it the closest Wilson County town to much of San Antonio. Buyers commuting toward the northeast side, including JBSA-Randolph, often start their search here. Buyers headed to Lackland on the south side often compare La Vernia with Floresville.
Seguin and San Marcos are within reach to the northeast, which matters to buyers who split their week between towns. Before you buy, drive your real commute at the hour you'd drive it. For more on buying here, see buying a rural home in Wilson County, or step back to the whole of Wilson County.

Frequently Asked Questions
Is Woodbridge Farms in La Vernia deed restricted?
Yes. Woodbridge Farms has building restrictions and a homeowner association. The restrictions cover minimum home size and construction standards. They also address outbuildings, fences and animals. Before a buyer makes an offer there, we get the full restriction document and the current association dues. We also look at what the dues cover, such as the gate and the common areas.
How do I confirm a property is in La Vernia ISD?
Check the specific address, not the town name on the listing. School district lines in Wilson County don't always follow city limits or mailing addresses. We confirm the district for the exact property before you write an offer. You can also check with the district directly and with the Wilson County Appraisal District's records.
Can I find acreage near La Vernia, or is it mostly subdivisions?
Both. La Vernia has planned communities like Woodbridge Farms. It also has homes on two to five acres and rural estates from ten to fifty acres. Larger ranch and farm tracts sit on the county roads around town. Some lots are deed restricted and some aren't, so the recorded restrictions get read on every property.
How far is La Vernia from San Antonio?
La Vernia is roughly 25 to 30 miles southeast of downtown San Antonio along US-87. Drive time depends on where in the city you're going. The east and south sides are the shorter trips. Buyers commuting to the far north or northwest should drive the route at rush hour before they buy.
