Stockdale real estate: a small town with pasture and acreage around it

A small town in southeastern Wilson County, on US-87, with agricultural land around it.

Living in Stockdale

Stockdale real estate sits in the southeastern part of Wilson County. It's a small incorporated town on US-87, which runs from San Antonio through La Vernia and on toward Karnes City. State Highway 97 connects Stockdale with Floresville, roughly 20 minutes away.

Stockdale has more of an agricultural character than Floresville or La Vernia. The land around town is pasture, farmland and brush, and there's less development pressure than in the north of the county.

The town has its own school district. Stockdale ISD runs an elementary, a middle school and a high school, and football is a big part of town life. Stockdale is also home to the Watermelon Jubilee, a long-running annual tradition.

Everyday errands in Stockdale are local, and bigger shopping trips go to Floresville or San Antonio. Buyers who drive into the city every day usually find the commute longer from here than from La Vernia or Floresville. Buyers who work from home, or whose work is on the land, feel that drive a lot less.

How we work Stockdale

Stockdale sales run through Texas Ranch & Home, the United Country Real Estate franchise in Floresville owned by James Peterson ALC and Barbara Peterson. Our office is on our ranch on State Highway 97 E, the same highway that runs between Floresville and Stockdale.

Most Stockdale property is land first. James leads those sales under the UC Ranch Properties name: pasture, farmland, hunting tracts and homes on acreage. Barbara leads homes in town and in the small communities around it.

Larger acreage around Stockdale can take longer to sell than a home in town, because fewer buyers are shopping for it at any given moment. That makes reach the job. A Stockdale tract goes on the MLS, and it also goes to the Land Broker Co-op and the RLI land network, where land buyers and land agents look. See where we market rural property.

A buyer three states away needs to see the land before they'll make the drive. James is a licensed drone pilot, so the aerial video on a Stockdale listing is flown by the same person who priced it. It shows the boundaries, the tree lines, the tanks and the road in.

Stockdale town and the country around it

Stockdale doesn't break down into subdivisions. It breaks down into town and country, and each comes with its own checks.

In town

Homes inside the Stockdale city limits sit close to the schools and local services. Stockdale has its own extraterritorial jurisdiction around the city limits, so land at the edge of town can fall under the city's rules on platting and subdivision.

Out in the country

Past town, Stockdale property turns into pasture, cropland and brushy tracts with stock tanks. Many buyers here care more about land quality per dollar than about distance to a grocery store. That includes ranchers, hunters and people buying for agricultural use. Private wells and septic systems are standard. Our Wilson County farms and ranches page covers selling this kind of property, and our Wilson County hunting and recreational land page covers buying it.

What to check on Stockdale property

Stockdale land carries the questions every rural buyer should ask. Before a contract, we look at these on the specific property:

  • Access. County road frontage or a recorded easement, not a gate somebody has always used.
  • Water. Well yield and water quality, tested by a licensed well driller or pump contractor.
  • Ag valuation. Whether it's in place, and what a new owner has to do to keep it.
  • Minerals. Wilson County sits at the northern edge of the Eagle Ford Shale trend, so we find out whether they convey.
  • Restrictions. Deed restrictions can apply even where there's no zoning.

We don't publish a Stockdale median price. A small town with a mix of in-town homes and large tracts produces a median that fits almost nothing. Ask us for the closed sales that match your property instead. Frequently Asked Questions

Where is Stockdale in Wilson County?

Stockdale is in the southeastern part of Wilson County, on US-87 between La Vernia and Karnes City. State Highway 97 connects it with Floresville, roughly 20 minutes away. Stockdale is one of the incorporated towns in the county, along with Floresville, La Vernia and Poth. It has its own school district, Stockdale ISD.

Why can acreage near Stockdale take longer to sell?

Fewer buyers are shopping for large rural tracts at any one time than for homes in town. A good tract still sells when the right buyer sees it. That's why a Stockdale listing goes to the Land Broker Co-op and the RLI land network as well as the MLS, with drone video that shows the whole property.

Is Stockdale land on city water?

Homes inside the city limits may be on a public system. Out in the country around Stockdale, most properties rely on a private well and a septic system. On any rural purchase, get a well yield test, a water quality test and a septic inspection. A standard home inspection doesn't cover them.
